Home Addition in Orlando, FL: Costs, Permits & What to Expect
When a house stops fitting your life — a growing family, aging parents moving in, a dedicated home office, or simply more room — you have two options: move, or build more. In today's Orlando real estate market, with home prices strong and mortgage rates elevated, building more onto what you already own often makes more sense than finding something new.
A home addition in Orlando is a significant project. It touches the structure, the foundation, the roof, and usually your electrical, HVAC, and plumbing. Done right, it adds functional square footage and real value. This guide covers what you need to know before you build.
Types of Home Additions in Orlando, FL
Single-room addition (bedroom, office, or flex room)
The most common addition we build: one new room attached to the existing footprint. Foundation tie-in, framing, roofline extension, insulation, drywall, windows, electrical, and finish work to match the existing house. This is the most straightforward addition to permit and build.
Primary suite addition
A primary suite is larger than a single bedroom — it typically includes a walk-in closet and a private bathroom, which means full plumbing rough-in in the new space. More complex and more expensive than a simple bedroom addition, but among the highest-return projects for homeowners in markets like Winter Park, Dr. Phillips, and Windermere.
In-law suite or accessory dwelling (ADU)
Orlando has seen growing demand for in-law suites and attached ADUs — a self-contained space with a small kitchen or kitchenette, bathroom, and separate entrance for a family member or long-term rental. These require careful permitting review in Orange County, particularly regarding utility connections and zoning compliance.
Sunroom addition
Sunrooms can be built as conditioned or unconditioned space. A conditioned sunroom (with HVAC) is built to full Florida Building Code standards and adds to your home's appraised square footage. An unconditioned sunroom or enclosed porch is a simpler structure.
Second story addition
The most complex type of addition, and the one most often needed on smaller lots in Orlando's denser neighborhoods. A second story requires a structural engineering review of the existing foundation, walls, and bearing points to confirm the structure can carry the added load.
What Does a Home Addition Cost in Orlando, FL?
Addition costs in Orange County reflect Orlando's metro pricing — generally higher than smaller Florida markets, driven by labor costs, material costs, and the complexity of the urban building environment.
- Single bedroom addition: $40,000–$80,000
- Primary suite with bathroom: $75,000–$150,000
- Sunroom (conditioned): $30,000–$65,000
- In-law suite / ADU: $70,000–$160,000
- Second story addition: $140,000–$320,000+
These ranges cover the full project: permits, engineering where required, foundation, framing, roofing, insulation, drywall, windows, interior finish, electrical, and plumbing where applicable.
What drives cost up:
- Plumbing in the addition (bathrooms, kitchenettes)
- HVAC extension or a new system for the added space
- Matching complex exterior finishes
- Second story additions requiring structural reinforcement
- ADU-specific permitting, utility connections, and code requirements
What keeps cost manageable:
- Simple rectangular footprint with no offsets
- No plumbing in the addition
- Exterior finishes that are straightforward to match
- Level, accessible lot with clear staging area
Orange County Permit Requirements for Home Additions
All home additions in Orlando and Orange County require permits. There are no exceptions — any work that adds square footage to a structure is permitted work.
Required permits typically include:
- Building permit — required for all structural work: foundation, framing, roofing
- Electrical permit — required for any new circuits, outlets, or service panel upgrades
- Plumbing permit — required if the addition includes any plumbing
- Mechanical permit — required for HVAC work extending into or serving the new space
In the City of Orlando, permits are issued through the City of Orlando Permitting Services. In unincorporated Orange County, through the Orange County Building Division. Municipalities like Winter Park, Maitland, Apopka, Ocoee, and Windermere each have their own building department.
Notice of Commencement: Florida law requires a Notice of Commencement (NOC) to be filed with the Orange County Comptroller before work begins on any project valued at $2,500 or more. We file the NOC as a standard part of every project.
Structural engineering: For second story additions and any addition requiring structural review, Orange County requires stamped engineering drawings before a building permit is issued. We work with licensed structural engineers and include this in our bids.
Residential addition permits in Orange County typically take 3–6 weeks from a complete application.
Florida Building Code: What's Different About Building in Orlando
Wind load: Orlando sits in the 120 mph design wind speed zone under the Florida Building Code. Framing, fasteners, and connections are all engineered for this wind speed.
Roof tie-in: When a new addition roof connects to the existing roof, the existing roof structure often needs to be evaluated — and sometimes upgraded — at the tie-in point to meet current code.
Energy code: Florida requires new additions to meet the current Florida Energy Code for insulation R-values, window performance, and air sealing.
Flood zone: Some Orlando properties fall within FEMA flood zones, which can trigger additional requirements for foundation elevation. We check flood zone status as part of our pre-permit process.
